The fifth biggest mistake that people make when they want to sell their mobile home fast in Hemet is they try to sell it by themselves. They go on Craigslist, they go on Facebook, they put up a sign. And then what happens? Instead of using a professional buyer like us at Mobile Home Dreamin, they have 100 people come to their house who have no money. And it’s super frustrating, and everybody wants a loan, and everybody wants financing. So the fifth mistake people make is they try to sell their mobile home fast by themselves.
The fourth mistake people make is they try to sell their mobile home for too much money. Now, what happens is people see a mobile home down the street and they go, “Well, that one’s sold for $75,000. Mine can too.” The problem is, it doesn’t really matter what you want. That home might have been a year 2000 model. Somebody might have got financing. If you have a mobile home that’s built in the ’70s, ’80s, or even ’90s, there’s a good chance it’s not going to sell for that much money, depending on where your park is. But if you’re looking to sell your Hemet mobile home fast, make sure you know exactly how much you can get for it. If not, you’re going to waste money on space rent.
The number three mistake that people to make when they want to sell their mobile home quickly in Hemet is they try to make their own repairs. Now, I can tell you this one from firsthand experience. I can’t tell you how many guys we buy mobile homes from who are contractors or they did the work themselves and they’re experts. The problem is, none of that really matters. See, when you start to sell your home or your mobile home, and you want to sell it fast and you get a realtor involved, you’re going to have to make all those repairs up to the standard of an inspector. So no matter how good you think you are at repairing your mobile home, unless you’re a licensed professional who knows what they’re doing, you’re going to be redoing all that work again, or the buyer is going to chop your price down more and more and more. Again, you can always just sell your mobile home directly to somebody like me, who will just buy it in cash as is.
The second mistake, and this is one of the biggest mistakes people make, is they pay someone to make repairs on their mobile home, thinking that it’s going to increase the value. The problem is some of these mobile homes, especially if they’re built in the ’70s or ’80s, can only sell for a certain amount of money. So just because you put in new kitchen or new tile, it doesn’t really matter. Nobody can get financing for the mobile home and they’re not going to be able to buy it. So just because you want to sell your house for a $100,000 doesn’t mean you’ll be able to sell your mobile home for $100,000. And the most common situation I come across is people who want to sell their mobile home fast, but they put way too much money into it. And they call me and they go, “Jeff, I want you to buy my mobile home for $75,000. It’s beautiful. It’s got a new kitchen.” I go, “Your mobile home’s worth $39,000. Why would I pay $75,000 for it?” And they sit and they sit and they sit. I’ve seen mobile homes sit for three to five years on the market, waiting for somebody to buy it. That’s mistake number two.
And mistake number one, you might be a little surprised that it’s my first mistake, it’s my biggest mistake, is people hire a realtor. Now you’re like, “Jeff, what are you talking about? I can’t sell my home myself. I can’t make repairs on it. I can’t hire a realtor.” Yeah, you need to sell your mobile home to an investor. Mobile homes are not worth a lot of money and you need to just get rid of it just like you would to a used car. Most people, when they have a used car, where do they take it? They take it to CarMax. They get a bid. They’re happy with it. They walk away. They don’t deal with any wannabe sellers, nothing. That’s what we are. We’re professional mobile home buyers.
Now, here’s why you don’t want to use a realtor. You are their lowest priority. Did you know that? Realtors make the least amount of money when they sell your mobile home. So what’s that tell you? Are they going to be motivated? Do they want to show your home 40 or 50 times just to maybe make $1,500 or $1,000? No. They’re going to go show all their other homes first and then they’re show your mobile home when they have time. Not only that, realtors take huge commissions, and you’re going to watch your profit be taken down by inspections, fees, all these things.
